But they are not interchangeable. The difference between listing with Harcourts in Auckland versus Bayleys is not just the commission rate. Harcourts

Harcourts invests heavily in its national auction platform. Their auction rooms in Auckland, Christchurch, and Wellington are the busiest in the country. If you are selling in a market where auctions are the dominant method — Auckland inner suburbs and Christchurch, specifically — Harcourts has the deepest pool of regular auction bidders.

The franchise model means agent quality varies by office. A top Harcourts agent in one suburb is a different business entity from a mediocre Harcourts agent two suburbs over. The brand gets you a standardised dashboard and process. The individual agent determines the price.

Best for: auction sales, national reach, properties in competitive markets.

Ray White

Australian-founded but deeply established in New Zealand. Franchise network. Commission structure roughly identical to Harcourts — 3.95% on the first NZ$400,000, 2% on the balance. At NZ$800,000, similar total of roughly NZ$27,400.

Ray White's strength is its marketing machinery. Their digital marketing budget and centralised campaign support are the best in the industry. If marketing visibility is your priority — maximum Trade Me exposure, social media advertising, email database blasts — Ray White delivers.

The network tends to be strongest in lifestyle block and rural property sales compared to Harcourts, but that varies by region. Ray White also uses auctions heavily, though their auction process is less dominant than Harcourts' in Auckland specifically.

Best for: marketing-heavy campaigns, lifestyle and rural properties.

Barfoot & Thompson

New Zealand-owned. Auckland-focused — roughly 60 offices covering the entire Auckland region from the Rodney district south to Pukekohe and across to the West Coast. One office in Tauranga. Commission structure approximately 3.95% on the first NZ$300,000 then 2% on the balance — slightly cheaper than Harcourts and Ray White on equivalent properties due to the lower first-tier threshold. At NZ$800,000, around NZ$25,100 including GST.

Barfoot & Thompson has 85%+ market awareness in Auckland. Their database of past buyers and active purchasers is the largest in the region. For an Auckland property, Barfoot & Thompson's local knowledge advantage is real. Their published monthly data on listing volumes, sales volumes, and median prices is widely cited, meaning their agents live and breathe the Auckland market rhythm.

The trade-off is geographic concentration. Outside Auckland and Tauranga, Barfoot & Thompson has no presence. If your property is not in those areas, they cannot help you.

Best for: Auckland properties specifically.

Bayleys

Full-service agency with offices across main centres. Commission tends to run slightly higher — 4% on the first NZ$400,000 then 2% on the balance. At NZ$800,000, roughly NZ$27,600 including GST. Active in both residential and commercial property, which gives their agents a different perspective on market dynamics.

Bayleys positions itself as a premium brand and attracts agents who tend to have strong experience with higher-value properties. Their residential and commercial crossover means they are often well-connected with property investors and developers — a different buyer profile from the first-home buyer or family-home buyer that Harcourts and Ray White typically attract.

For a standard residential home in the middle of the market, Bayleys does not offer a clear advantage over Harcourts or Ray White. For a unique property or one with commercial potential (mixed-use zones, large sections with development opportunity), Bayleys' commercial network is a genuine point of difference.

Best for: premium properties, commercial and mixed-use, investor connections.

The Flat-Fee Alternatives

Arizto charges 1.95% with a minimum of NZ$11,000. On an NZ$800,000 sale, that is roughly NZ$18,700 inclusive of GST — a saving of roughly NZ$7,000 to NZ$9,000 compared to the major agencies. Tall Poppy charges a flat fee between NZ$10,000 and NZ$15,000 depending on the package, roughly NZ$13,000 to NZ$17,300 with GST — the strongest savings story in the market.

Both are worth quoting but come with the same caveat: the agent does less of the heavy lifting. Arizto handles the marketing and administration but the seller manages open homes and buyer enquiries in some packages. Tall Poppy offers a hybrid approach with more agent involvement than a pure flat-fee listing. For sellers comfortable managing part of the process, the savings are hard to argue with. For sellers who want the full campaign experience, the major agencies earn their premium.
